A lot of you have some great ones on your lists! I absolutely love Swan Song, The Book Thief, It, Misery, Carrie, The Green Mile, Pet Sematary and A Catcher in the Rye. I'm not all that fond of Chuck Palahniuk anymore but my favorite of his is Choke.

I think she would like the Percy Jackson and the Olympians series. It has some fantasy aspects because it deals with Greek gods/goddesses but it has some great characters, well-done but not dumb romance, and it is fast paced. The Harry Potter series also does "young person romance" really well...

The Lightning Thief is the First in the Percy Jackson and the Olympians series, which is great! He may be ready for them depending on his reading level and he may also be ready for the first Harry Potter.

The Five People You Meet In Heaven by Mitch Albom would be my first pick, followed by Boy's Life by Robert McCammon...Rachel's Holiday by Marian Keyes is another good one.
You really need to check out Robert McCammon. My favorites of his are Boy's Life and Swan Song but all of them are great. They Thirst is about vampires. Mine is about a psycho stealing a baby, The Wolf's Hour is about werewolves but I would say all this novels have some supernatural, some...
I really enjoyed Blow Out by Catherine Coulter, I had never read her before. And you MUST read Chiefs by Stuart Woods...and Dirty White Boys by Stephen Hunter.
I agree with the recommendations of the Percy Jackson and the Olympians series, the Anne of Green Gables series, and Girl of the Limberlost although I do think the Harry Potter series is better than Percy Jackson. More ideas:

I immediately thought of Into the Wild by Jon Krakauer, although it isn't exactly what you're looking for.
Also, they're YA books and old ones at that, but I loved My Side of the Mountain by Jean Craighead George, Hatchet by Gary Paulsen, and The Island Keeper by Harry Mazer.
